What Is a Termite?/ Wood Destroying Insect (WDI) Report?
A Wood Destroying Insect Inspection Report, commonly abbreviated as WDI or WDIR, is a report that details findings from a thorough visual inspection of a home by a certified pest control company.

The inspection specifically looks for signs of wood-destroying insects, especially termites, and provides professional recommendations for treatment. The standard report uses form NPMA-33 from the National Pest Management Association.

A WDIR is important because you want to know the exact condition of the home that you are investing in. Getting a WDI inspection done before buying or selling a home can save thousands of dollars in potential structural damage caused by termites and other insects. In some cases, a WDI report may also be required to obtain a mortgage from the bank.

Radon typically moves up through the ground to the air above and into your home through cracks and other holes in the foundation. Radon is a naturally-occurrnig radioactive gas that can cause lung cancer.
You cannot see, smell, or taste radon. But it still may be a problem in your home. When you breathe air containing radon, you increase your risk of getting lung cancer. In fact, the Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.

Sewer Scopes

Sewer Scopes Home Inspection
A sewer scope inspection is the most often-overlooked inspection when purchasing a home. Despite the fact that a damaged sewer line can cost thousands of dollars to repair, many people do not have a sewer scope inspection. Sewer scopes are important because problems with the sewer line can be the financial responsibility of the homeowner.

A sewer scope can save you money and give you peace of mind!
Using this camera, the inspector will visually observe the condition of the sewer line, looking for things like cracks, damage to the lines, roots that have grown through the pipe, and any other potential concerns. The process takes about an hour and once it is complete, a written report will be provided and delivered in electronic format containing the sewer line’s condition.

Thermal Imaging

Thermal Imaging Home Inspection

Thermal images can detect areas of potential moisture intrusion:

  • Plumbing leaks.
  • Hidden roof leaks before they cause serious damage.
  • Missing, damaged, and/or wet insulation.
  • Water and moisture intrusion around penetrations, at the foundation, and the building envelope.

Thermal imaged can be effective at locating potential "hot spots" in the home's electricl system:

  • Circuit breakers in need of immediate replacement.
  • Overloaded and undersized circuits.
  • Overheated electrical equipment and components.
  • Electrical faults before they cause a fire.

Thermal images can identify areas of potential energy loss:

  • Heat loss and air infiltration in walls, ceilings, floors, windows, and doors.
  • Damaged and/or malfunctioning radiant heating systems.
  • Under-fastening and/or missing framing members, and other structural defects that can lead to energy loss.
  • Broken seals in double-paned windows.

Drone Inspection

Drone Home Inspection

Reasons drone (UAS) inspections are beneficial:

  • The roof is too steep to walk.
  • The roof covering material is made of a material that could break if walked on (slate, tile, for example).
  • The roof is wet, a wet roof could be slick and not be able to be walked.
  • The granules on the asphalt shingles are coming off making the roof slick.
  • The roof is too high for a ladder to reach.
  • Chimney crown inspections.
